1. RESERVATIONS

2. PAYMENT
Your reservation will be definitely accepted and reserved in your name only
when 1/3 of your rental payment is received.
You will receive confirmation in writing (via email or fax) and asked to verify
that all the details of your rental are correct.
3. BALANCE PAYMENT
The balance of the rental costs must be paid 3 weeks before arrival. The person
making the reservation is held responsible for payment of the cost of the temporary
rental and for the compliance to the assorted terms; he or she will be responsible
for the persons sharing the flat according to our general conditions.
4. PAYMENT METHOD
Only the following payment methods are accepted:
-bank transfer
Attention: Euro is the accepted currency.
5. PRICE
The price includes:
-Costs of electricity.
-Household insurance that covers the flat but not the tenants and their personal
effects.
One week: 490 euros
Per night: 95 euros
Deposit:
A security/damage/key deposit of 100euros will be required upon arrival.
If the final check of the studio does not reveal any apparent problems, the
deposit will be returned to you when handing over the keys.
Payment of your reservation is considered the equivalent of accepting the general
rental conditions.
6. CANCELLATION BY YOU
Any cancellation request made by you for whatever reason must be sent by email to Tobias Toresen Næss, email address: tobias@oktan.no.
If you do not show up on the planned arrival date or if you decide to leave
the flat before the planned departure date, the owner reserves the right to
keep the entire cost of your rental.
If the tenant cancels all or any part of the booking or the owner cancels that
booking due to non-payment, the tenant shall be entitled to the following refund:
1. Full reservation payment less 100euros for administrative charges if cancellation
is at least 3 weeks prior to arrival date.
2. There is no refund if cancellation is made less than 21 days prior to arrival
date. Cancellation must be received in writing via regular mail, email or fax.
7. NUMBER OF PERSONS OCCUPYING THE FLAT
Only the number of persons listed in your reservation can occupy the apartment.
In case the number of occupants is not respected, we reserve the right to cancel
the rental agreement and no repayment in that case.
8. ARRIVAL
The rental usually begins at 9 a.m. When you arrive, the representative
will hand over the key. You will present an identification card or your passport.
9. DEPARTURE
The rental usually ends before 12.00 p.m. You will make an appointment with
the representative for the departure formalities (condition of the premises,
cleaning, the keys). The departure is carried out after you have completely
moved out of the premises.
10. EXTENSION OF THE STAY
It is possible to extend your stay in the flat if it is not reserved.
11. PETS
For reasons of hygiene, pets are not permitted in the flat.
12. YOUR RESPONSIBILITIES
We accommodate you in a furnished and fully equipped flat and you are responsible
for any deterioration that occurs during the period you have exclusive possession.
The flat should be turned over to the owner in the same state of cleanliness
and working order.
You are not permitted to put anything on the walls or to move equipment and
furniture. Abstain from smoking in the flat.
Do not transfer the rental or sublet the flat.
Do not practise any commercial or other activity on the premises.
Occupy the flat as respectable family premises.
If these conditions are not respected, we can end your rental without any prior
notification.
13. OUR RESPONSIBILITIES
Make the flat available to you in good condition and working order.
We are not responsible for any cancellation or delay in rental due to reasons
over which we have no control: Political, religious events, terrorism, natural
disasters, fires, accidents, war, strikes, governmental measures, industrial
actions etc.
We cannot be responsible for any mechanical break down of equipment in the flat
or the co-property e.g. the elevator, electric doors, heating, TV antenna etc…
or for a service outage: electricity, water, gas or cable TV. We are not responsible
for your rental choice.
14. CLEANING AND HOUSEHOLD LINEN
We give you a flat that is in perfect condition and we request that you return
it in the same condition as you found it (floors cleaned, furniture vacum cleaned, dishes washed and put away, refrigerator empty of all provisions, garbage emptied).
Please bring your own linen and towels.
15. BEHAVIOUR
The person signing the contract is responsible for his/her group.
If a person occupying the premises creates a disturbance, we will be obliged
to end the rental agreement before the time period expires.
16. PHOTOS
Photographs found on our site cannot be used without the authorization of the
owner, under pain of legal action.
17. SECURITY AND VALUABLES
We are not liable for any loss or theft of valuable objects that belong to you.
18. LITIGATION
The descriptions on the listing are made in good faith. We do not accept responsibility
for unpredicted breakdown of utilities and essential services though all efforts
will be made to solve any problems immediately. In case any problems, the Renter
should be contacted immediately. In case of litigation occurring for the execution
of the general conditions or during their realisation and in regards to the
conditions or their consequences, if a friendly settlement does not occur and
if the litigation must be brought to a court, the parties give jurisdiction
to the Tribunal de PARIS (Paris Court).
